The deal comes as ilke ramps up its activity in the Midlands, following agreements in Beeston and Arnold in Nottingham.
Orbit is seeking to increase its use of offsite manufacturing following a pilot scheme in March.
The housing association has built 12,000 affordable homes across the Midlands, East and South East of England since it was established in 2013.
Matthew Bench, executive director of partnerships at ilke Homes, said: “This scheme will be delivered in roughly half the time of traditional construction, and with the homes precision engineered in our Yorkshire factory, they will benefit from superior air tightness and energy efficiency.”
